Those with the time and perhaps some previous experience can look at the traditional route of buying a property, handing it over to an agent to manage, eg Edison Ford Property Management and taking care of issues as and when they arise. Many clients like the idea of property ownership, but simply do not have the time, expertise or enthusiasm to become involved, even if an agent is managing the property for them. Then there is always the question of rental voids to worry about and in many parts of the UK, the shortage of suitable, reasonably priced property to buy.

Why should I consider property?
- Land is not being made anymore, but populations are rising. This simple fact is the reason why there will always be a demand for the right kind of property. You could benefit from either short, medium or long term capital returns depending on where and what you invest in
- Many investors have lost confidence in traditional types of investment. We have seen what can happen to world stock markets. Even if property prices fall, you still have the asset. If a company goes bust, you will probably have nothing! People have to invest in something. Property is tangible and easy to relate to
- No other investment we can think is able to give you an increasing, inflation proof income, with the prospect of your capital increasing alongside it. Traditonal investments tend to erode your capital to provide an increasing return
- Flexibility. Compare with a traditional pension plan, where your benefits are age restricted, have to be taken mainly as an income and will probably die with you. You can sell your property at any time and spend the proceeds as you like
- Peripheral benefits. If you buy an overseas investment property you can take a holiday in it at no extra cost
- You do not need access to large amounts of capital or income. Explanation of terms:
Off plan: This means you are buying a property usually before any building work has commenced. You study the plans of the site and select your property accordingly. Traditionally, buying 'off plan' has appealed to speculators as prices of developments tend to increase as they move nearer to fruition. Whilst there is no guaranteee this will occur, logic suggests buyers become more interested as they start to see a development progress, increasing demand and therefore ultimately prices. However, we would urge caution when looking at the 'off plan' market as there is no guarantee of making a profit and many 'investors' have found the projected value of their properties to be far less than they expected, often below the figure they paid. Another reason to seek our specialist advice before proceeding. This is particularly relevant given the current state of the market, so please seek our independent advice before making any commitment you might later regret.
